                                                   LOCATION 1 "MEDIJAPAN"
                                                          

                                             
            Location 1 „MEDIJAPAN" consists of thirteen building plots in the cadastre register marked with cadastre plots numbers: 938/1, 938/9, 938/11, 938/12, 938/13, 938/14, 938/15, 938/16, 938/17, 938/18, 938/19, 938/20 and 938/21, all in Cadastre Municipality Konarevo.  The location is found in the suburban area of Konarevo, at the 9th km from the city center, in the immediate proximity of the main road  Kraljevo - Raska ("Ibarska magistrala" ) and with own industrial railroad track it is connected with the railroad Kraljevo - Kosovska Mitrovica passing by the south border of the location.
There are buildings of the former factory of "Medijapan" on the plot.
           Building cadastre plot no. 938/21 is intended for: traffic within the complex and enables access to the public road from all plots, as well as for the existing infrastructure equipment (lighting, technical water tank with mechanical plant partially on the cadastre plot no. 938/13, waste water filter, industrial railroad track etc.) and it is not foreseen for renting, but it is available to all tenants of the plots on the "Medijapan" location.  State of the aforementioned infrastructure is unexplored.   
           Subject to this program on the location "Medijapan" are the following building plots in the Cadastre Municipality of Konarevo:

·1.     cadastre plot no. 938/1, total surface area 0.98.10 ha, of which 0.03.18 ha under buildings,

·2.     cadastre plot no. 938/9, total surface area 0.40.02 ha, of which 0.02.80 ha under buildings,

·3.     cadastre plot no. 938/11, total surface area 0.49.45 ha,

·4.     cadastre plot no. 938/12, total surface area 0.11.31 ha, of which 0.00.24 ha under buildings,

·5.     cadastre plot no. 938/13, total surface area 0.04.45 ha, of which 0.01.44 ha under buildings,

·6.     cadastre plot no. 938/14, total surface area 0.05.59 ha, of which 0.00.93 ha under buildings,

·7.     cadastre plot no. 938/15, total surface area 0.14.67 ha, of which 0.01.74 ha under buildings,

·8.     cadastre plot no. 938/16, total surface area 0.13.25 ha, of which 0.01.52 ha under buildings,

·9.     cadastre plot no. 938/17, total surface area 0.24.74 ha, of which 0.02.37 ha under buildings,

·10.   cadastre plot no. 938/18, total surface area 0.77.98 ha, of which 0.36.93 ha under buildings,

·11.   cadastre plot no. 938/19, total surface area 0.65.87 ha, of which 0.09.20ha under buildings,

·12.   cadastre plot no. 938/20, total surface area 0.61.46 ha, of which 0.36.84ha under buildings,

·13.   cadastre plot no. 938/21, total surface area 1.48.79 ha, of which 0.00.35 ha under buildings,

           Building plot no.  938/21, with surface area of 1.48.79 ha, is in state ownership and he beneficiary is the City of Kraljevo. This plot is solely intended for regulated transport route and infrastructure buildings.
Note: building cadastre plots no. : 938/15, 938/16 and 938/17 Cadastre Municipality of Konarevo shall not be subject to renting until the moment of settlement of property-legal relations due to the existence of the buildings: transformation station, individual housing building and infirmary of the Health Center "Studenica" respectively.   

 

  

  

I N F R A S T R U C T U R E   E Q U I P M E N T

·Ø   Electro-energetic: the closest transformation station currently handles app. 3 MW at voltage of 10 KV, connection spot in the transformation station 35/10 KV at the location.

•Ø Gasification: Should there be a need to use gas for industrial purposes, there is a possibility of bringing prime steel gas line of middle upward pressure in the length of app. 1.5 km.  In that case, the "Medijapan" location would have its own measure-regulatory station.

 

•Ø  Water supply and sewage: On the discussed location, there are currently no installations in the authority of the Public Utility Enterprise "Vodovod" Kraljevo.

           Technical water supply system and waste waters collector are constructed for the needs of the existing industrial buildings and in unexplored state.

•Ø   Other infrastructure: industrial railroad track, public lighting, waste water filter, solid fuel furnace, electrical installation, water supply installation, etc. were constructed for the needs of the former factory "Medijapan" at the location and in unexplored state.       

U R B A N I S M    I N D I C A T O R S
    

              Location 1 „MEDIJAPAN" is included in the General Regulation Plan of the Settled Place of Mataruska Banja, in a typical whole TC 11. The following characteristics and parameters are given for the aforementioned typical whole:
TC 11 / Production plants of Medijapan and Drvoplast
TC 11 includes cadastre plots belonging to Medijapan and Drvoplast beside the road to Vrdila.  
This is a production activities zone with low density of employees. 
Any new construction is possible only within the existing borders of TC 11 according to suitable urbanism indicators and in accordance with current purposes of today's activities (wood processing and production of wooden elements).
              Any new construction and eventual change of activities requires drafting of a Detailed analysis of environmental impact.   
     Gross built surface area per workplace is 20 m2.
     Surface area of free space per workplace is 15 m2.
     Surface area of joined functions per workplace is 2 m2.
     Surface area of protected greenery per workplace is 10 m2
        Parking surface area per workplace is 3 m2.
     The Act on Urban Conditions for this typical whole can be issued directly from this Plan. 

 

          Construction regulations for the Typical Whole TC 11:

- possible construction of new buildings
- possible reconstruction and additional building within the existing buildings
- possible recovery of flat roof and the attic with saddled-roofs
    

·Ø surface area of TC 11 is app. 9.77 ha

    

·Ø density of workplaces is 80 workplaces/ha

     

·Ø    max. surface are under buildings app. 85000 m2

      

·Ø    max. gross built surface area (bip) app. 45000 m2

      

·Ø  building coefficient "i"  1.2

    

·Ø  degree of land exploitation "k" up to 60%

    

·Ø  max. number of floors of a building is ground floor + 1 

     •Ø  max. height of a building 12 m.

 

  

LOCATION 2 "DOSITEJEVA STREET"

Location no. 2 - „DOSITEJEVA STREET" consists of thirteen cadastre plots in the cadastre register marked with cadastre plots numbers: 3362/3, 3362/4 and 3362/5, all in the Cadastre Municipality of Kraljevo.  
            This location is found in the north-east part of the city, at 2,500 m from the city center. On the south side it borders with Dositejeva Street, which is the entrance to the city from the direction of Kragujevac and Krusevac, and on the north, with the railroad Kraljevo-Stalac, i.e. Kraljevo-Lapovo. In the immediate vicinity on the west, there is a gas station, and a TNG station on the east.       
The following building plots in the Cadastre Municipality of Kraljevo are subject to this program on the location "Dositejeva Street":
           

·1.       cadastre plot no. 3362/3, surface area 0.36.46 ha,                ·2.      

cadastre plot no. 3362/4, surface area 0.35.75 ha,           

·3.       cadastre plot no. 3362/5, surface area 0.31.72 ha.            
           All required infrastructure (water, power, telephone, atmospheric and sewage canalization, gas piping network and heating) run in the immediate vicinity of the location.

 

I N F R A S T R U C T U R E   E Q U I P M E N T

 

      ٭ Electro-energetic: the closest transformation station on the "MOL" gas station currently handles app. 250 KW, cable connection to the location app. 100m. 
      ٭
Gasification: gasification of this location can be carried out immediately; the measuring-regulatory station and a part of a distribution network are functional. Distance of the distribution network from the location is app. 900 m should the polyethylene gas piping be governed according to the project design.      
      ٭
Water supply network: built in the pavement on the left side of Dositejeva Street looking in the direction from Kraljevo towards Kragujevac. The water supply network on the location is categorized as a main line and it is made of ACC material, Ø 300 mm diameter, at the depth of app. 1.00 - 1.50 m
      ٭ Sewage network: built on the route through the plots in subject. It is made of BET materials, egg-like shaped, Ø 600/1100 mm diameter. Sewage network manholes are built, two of which are found on the location and their grade lines are given determining the depth and fall of the discussed canalization:
Šf1- terrain elevation is 199.10, and cunette elevation is 197.45 mnm
Šf2-
terrain elevation is 199.56, and cunette elevation is 19734 mnm
     ٭ Atmospheric canalization network: built in the middle of Dositejeva Street, in the green area; made of BET material, Ø 500 mm diameter,  where a; atmospheric waters are collected through drains built on the left and the right side of the street. Atmospheric canalization network manholes are built, two of which are found on the location and their grade lines are given determining the depth and fall of the discussed canalization:
Ša1-
terrain elevation is 200.00, and cunette elevation is 197.96 mnm
Ša2-
terrain elevation is 199.67, and cunette elevation is 197.82 mnm

U R B A N I S M    I N D I C A T O R S

Location no. 2 "DOSITEJEVA STREET" is included in the General Regulation Plan of the Settled Place of Sijace Polje, within the urbanism block A.10. The following parameters are given for the aforementioned urbanism block:

Block A10
Purpose: business - existing gas stations combined with protected greenery;

··         business operation is planned between the two existing gas stations, and between the railroad and Dositejeva Street;

··        
max. number of floors of a building in the business operation part  is ground floor +1;

··         compulsory design of a Urbanism Project as an urbanism-architectural solution in order to define the position and volume of buildings;

··         activities in the field of commerce, hospitality, advocacy, culture etc., as well as activities that do not pollute the environment and do not jeopardize the two existing gas stations can be done within the business center;

··        
building coefficient 1.6;

··         floor space index 60;

··         building line defined in regard to Dositejeva Street;

··         respect the security zone towards the railway;

··         construction of a footbridge towards the School of Mechanical Engineering has been planned;

•·         considering that the plan appoints this location for public use - protection greenery where building is not allowed, it is required to do the parceling according to the valid plan document before bringing it to purpose.

 

 

 

 

 

LOCATION 3 BY THE STADIUM OF THE FC "MAGNOHROM"

 

Location no. 3 BY THE STADIUM OF THE FC "MAGNOHROM" consists of twp cadastre plots number: 5297/28 and 5297/29 both in Cadastre Municipality of Kraljevo.  
          
The following plots in the Cadastre Municipality of Kraljevo is subject to this program on the location BY THE STADIUM OF THE FC "MAGNOHROM":

1. C
adastre plot no. 5297/28, surface area 0.59.12 ha,  

       
         For the aforementioned cadastre plot, re-parceling needs to be done which would divide land for a planned transport route.
        Should there be a need for parceling of the cadastre plot no. 5297/28 Cadastre Municipality of Kraljevo, the newly formed plots shall also be subject of this program and it would be possible to alienate or rent them through a procedure prescribed by the law.    
       The location is found in the north-east part of the town, at 2,500 m from the city center, in the business-production zone of the city. On its west side there is an existing asphalt road. On the south side there is an industrial railroad track.
      In the immediate vicinity of the location it is possible to connect to all required infrastructure (water, power, sewage, telephone, gas).

- Electro-energetic: the closest transformation station currently handles app. 50 KW, cable connection to the location app. 200m over Dositejeva Street and the railroad. 
- Gasification: gasification of this location can be carried out immediately; the measuring-regulatory station and a part of a distribution network are functional. Distance of the distribution network from the location is app. 200 m.
- Water supply network: made of PVC material, Ø 200 mm diameter; it is partially running through the plot in subject, and that from the warehouse "Obnova" which is built on the piping, exiting from the plot towards the street and the stadium of the FC "Magnohrom" in the middle of the plot. The water supply network is built at the depth of app. 1.00 - 1.20 m.
- Sewage network: not built on the plot in subject, but there is a built one in the immediate vicinity, and that in the street running by the companies  "Kopaonik", "Elektromontaža"...etc. The sewage canalization network that was built on the discussed location is made of KC PVC materials Ø 250 mm.

U R B A N I S M    I N D I C A T O R S

Location no. 3 - by the stadium of the FC MAGNOHROM is included in the General Plan of Kraljevo 2010, in the industrial zone 4.
           The location in subject is part of the Detailed Urbanism Plan of the "Old Airport" part, which was revised on 13 November 2003, and in paragraph 3 of the Decision no. 350-43/2003-6 it says that this zone is governed by provisions for mixed industrial zone.        
           On the basis of the Decision on Determining the General Plan of Kraljevo, which can be applied until a new one is adopted, articles 4 and 5 thereof apply to the location in subject, with wording: "temporary regulations for mixed industrial zones are valid for the zones of business and industry, warehouses and storages from the detailed purpose of areas". 
           Decision on Amendments of the Decision on Temporary Construction Regulations, adopted on 5 July 2004, sets forth the following urbanism indicators for the referred zone:

··        Building index or coefficient for mixed and industrial zones and other special areas - 1.8

··        Floor space index or coefficient for mixed and industrial zones - 0.70


Note: considering that the plan appoints land on this location for public use - transport route, it is required to do the parceling according to the valid plan document before bringing it to purpose.

 

  

LOCATION 4 "SEOVAC"

Location no. 4 „SEOVAC" comprises of six building plots number: 1879/25, 1879/99, 1879/100, 1879/101, 1879/102 and 1879/103 all in Cadastre Municipality of Adrani.
  The following plots in the Cadastre Municipality of Adrani are subject to this program on the location " SEOVAC":
1. Cadastre plot no. 1879/25, surface area 0.52.13 ha,
2. Cadastre plot no. 1879/99, surface area 0.30.55 ha,
3. Cadastre plot no. 1879/100, surface area 0.30.03 ha,
4. Cadastre plot no. 1879/101, surface area 0.61.96 ha,
5. Cadastre plot no. 1879/102, surface area 0.52.51 ha,
6. Cadastre plot no. 1879/103, surface area 0.52.23 ha.

          Location on the referred plots is located in the north-west part of the city, at 3,700 m from the city center. The location is found in the suburb of Adrani, in the business zone "Seovac".  A newly built street connecting to the Ibar's Main Road (Ibarska magistrala - main road M5 and M22) passes by the very location.
          In the immediate vicinity of the location it is possible to connect to all required infrastructure (water, power, sewage, telephone, gas).

I N F R A S T R U C T U R E   E Q U I P M E N T    

٭ Electro-energetic: construction of a new prefabricated concrete transformation station and 10KV connection cable required. 

* Gasification: primary gas piping network is executed for this zone. Dynamics of distribution network construction (wide consuming) would be agreed with a strategic partner. Distance of the location from the measuring-regulatory station is app. 600 m.
٭ Water supply network: built on the right side of the street looking in the direction from the Kraljevo-cacak road towards the settlement of Seovac. The water supply network is made of TPE material, Ø 150 mm diameter at the depth of app. 1.00 - 1.20 m.
٭  Sewage network: built in the middle of the street of KC PVC material Ø 250 mm.

Sewage network manholes are built and their grade lines are given to determine the depth and fall of the discussed canalization:

Šf1- terrain elevation is 195.64, and cunette elevation is 194.11 mnm-first manhole
Šf2- terrain elevation is 195.82, and cunette elevation is 194.25 mnm
Šf3- terrain elevation is 195.97, and cunette elevation is 194.33 mnm 
Šf4- terrain elevation is 196.09, and cunette elevation is 194.40 mnm

 Location no. 4  - SEOVAC is included in the General Plan of Kraljevo 2010, in the urbanism zone 10.
         Today, the biggest part of this zone is occupied by agricultural areas. The Plan foresees that the biggest part of the zone is to be used for services, small enterprises and warehouses.
         According to the Plan, the cadastre plot no. 1879 in Cadastre Municipality of Adrani is anticipated for warehouses and services.
         On the basis of the Decision on Determining the General Plan of Kraljevo, which can be applied until a new one is adopted, articles 4 and 5 thereof apply to the location in subject, with wording: "temporary regulations for mixed industrial zones are valid for the zones of business and industry, warehouses and storages from the detailed purpose of areas".

LOCATION 5 "SPORTS AIRPORT"

 

 

DESCRIPTION OF THE LOCATION

Location no. 5 "SPORTS AIRPORT" consists of ten building plots no.: 5297/81, 5297/100, 5297/101, 5291/102, 5297/104, 5297/105, 5297/106, 5297/107, 5297/108 and 5297/109 all in Cadastre Municipality of Kraljevo.

 The following plots in the Cadastre Municipality of Kraljevo are subject to this program on the location "SPORTS AIRPORT":    

·1.      Cadastre plot no. 5297/ 81, surface area 1.88.53 ha,·2.     C

adastre plot no. 5297/100, surface area 0.20.79 ha,

·3.     Cadastre plot no. 5297/101, surface area 0.39.71 ha,·4.     C

adastre plot no. 5297/102, surface area 0.90.82 ha,

·5.     Cadastre plot no. 5297/104, surface area 0.49.31 ha,·6.     C

adastre plot no. 5297/105, surface area 0.34.43 ha,

·7.     Cadastre plot no. 5297/106, surface area 0.32.95 ha,·8.     C

adastre plot no. 5297/107, surface area 0.45.07 ha,

·9.     Cadastre plot no. 5297/108, surface area 0.42.76 ha,•10.   C

adastre plot no. 5297/109, surface area 0.52.16 ha.

 

The location is found in the north part of the city, at 2,700 m from the city center. In the immediate vicinity there are: sports airport "Brege", industry "Magnohrom" and business zones consisting of several private companies.
Traffic connection with the future highway "Pojate-Preljina" has been planned next to this location.
With their north abutments, cadastre plots no.: 5297/100, 5297/101 and 5297/102 enter with their smaller part into an existing unregulated riverbed of the West Morava River, which regulation shall be carried out for the needs of highway construction and the existing riverbed shall be relocated from this location.
The existing 10 KV power cable runs over the cadastre plots 5297/81, 5297/106, 5297/105 and 5297/104, and a field road, which is not registered in the cadastre register, passes over cadastre plots 5297/81, 5297/100, 5297/101, 5297/102, 5297/105, 5297/106 and 5297/108.

 

I N F R A S T R U C T U R E   E Q U I P M E N T

٭ Water supply network: built in integration with the Public Utility Enterprise "Vodovod" Kraljevo the immediate vicinity, Ø 100 mm with possibility of connecting on it.
٭  Sewage network: built in integration with the Public Utility Enterprise "Vodovod" Kraljevo the immediate vicinity, with possibility of connecting on it.

 Complete communal equipment of this location has been foreseen in the Detailed Regulation Plan of the "Sports Airport".

 

 

Location no.  5  "SPORTS AIRPORT" is included in the General Plan of Kraljevo 2010, in the industrial zone 4.       
         The location in question is part of the Detailed Regulation Plan of the "Sports Airport" adopted on 17 September 2010, no. 011-86/2010-II. 
Urbanism indicators (floor space index and building index) are calculated according to the wholes determined in the Plan. Considering that location no. 3 belongs to the urbanism whole no. 1, the following indicators are given in that meaning:
Whole no. 1.

··         purpose - business doing - industry - service - warehouse zones;

··         number of floors: ground floor  + 1 floor or high ground floor, but due to the specificity of the location "Sports Airport" for the purpose of determination of planned number of floors, it is required to ask for special conditions u the "zone of special height limitations" from the Republic of Serbia Civil Aviation Directorate;

··         floor space index up to 40%;

··         building index up to 0.8;

··         number of parking space: minimum - one parking space per employee or one parking space per each

           20.00m2 of closed or open space in the function of the basic activity.
